Hardwood is a beautiful option for the floors in your home. Not only does it provide a great look, but it also adds value to your home. Hardwood re-finishing involves the sanding of your floors to expose a new layer of wood, applying a stain to adjust the color if desired, and applying new coats of polyurethane to protect your floors. If there is any damage to some of the wood boards, they can be repaired or replaced at the same time in order to provide an even look throughout.
The first stage of hardwood sanding is performed using a machine that removes a thin top layer of wood. To eliminate most dust and help with clean-up, a dustless sander can be used for this process. On steps and areas where a sanding machine won’t fit, the floor can be sanded by hand. A clean-up is usually performed after this step to avoid having stain put over any dust that may escape the sanding machine.
Once the sanding of the hardwood is complete, a stain can be applied to the floors to change the look. The colors can be adjusted to give a more reddish, brown, or natural tint. Sometimes, two shades can be mixed to provide a unique color not found in standard stains.
The final stage of the hardwood re-finishing process is the application of polyurethane to protect your floors. Either a water based or oil based urethane can be used, with each having its own benefits. Water based, although not as durable for high traffic areas, can dry very quickly and allow for a job to be completed in a shorter period of time. Also, it does not have the strong odor that an oil based urethane can sometimes give off. An oil based polyurethane is more durable, but can take longer to dry. For high traffic floors, an oil based polyurethane is recommended, otherwise water based is sufficient.
